FEES

Design fees vary depending on the size, scope and complexity of the project. The level of service and detail requested by the Owner can also impact fees. Complex sites, renovations and additions are more complicated and require higher fees. As a general guideline we offer the following: (fees shown as a percentage of construction cost for new construction)

  3. Authorize TSA to start work by signing the letter of intent
  4. Programming - establish project goals & scope
  5. Preliminary Site Analysis – determine if your site is appropriate for the building you have in mind.
  6. Concept Floor Plan design
  7. Establish Project Scope
  8. TSA will prepare a fixed fee proposal & contract
  9. Authorize TSA to proceed by signing the contract

PHILOSOPHY & APPROACH

Patients deserve the very best. They should not be "ware-housed" in sub-standard facilities. TSA has developed specialized expertise through many years of designing housing, assisted living, and long-term care facilities. There are several critical criteria that must be considered in the design of housing or care facilities for patients.

UNIVERSAL ACCESSIBILITY

Truly accessible design goes way beyond ADA. It takes into consideration issues such as frailty, loss of motor skills, and reduced visual acuity. Many seniors are not wheel-chair bound but have difficulty with daily functions such as opening drawers, getting in and out of seating, reaching high shelves, grasping hand-rails, and negotiating flooring transitions.

VISUAL ACUITY

As we age, our eyesight goes through various levels of failure. Sensitive design for seniors includes higher contrasts in color and texture. Color has proven psychological effects on people. Senior housing should be designed using colors & patterns that create calm and comfortable emotions, not those that create excitement or anxiety.

DIGNITY

People of all ages deserve privacy, dignity and security. As our physical ability goes away, design and architecture can compensate by supporting and creating an atmosphere of dignity and support. Simple features like easy-to-use security systems, private spaces and public spaces with visual control can help residents feel more secure.

COMMUNITY

Seniors, like the rest of us, are social creatures. They love to interact with their peers, in settings where they are comfortable. A thoughtful mix of public, private & common spaces will enhance any housing community. A variety of large and small spaces arranged throughout a community can encourage social interactions of various sizes and activities.

PATIENT / RESIDENT CENTERED DESIGN

We recognize that the process of care giving is vital and that a facility should be planned for efficient and effective functionality. However, we feel that the needs of the residents & patients are the first priority and the facility should be designed around that priority.
